Residential and commercial complex of the Sparkasse

In two construction phases, from 2016 to 2017 and from 2018 to 2019, Sparkasse München built a residential and commercial complex on a plot of land adjacent to Winterthurer Straße / Berner Straße. It combines retail, medical practices and living space, thus offering a modern ambience. In addition to the German Energy Saving Ordinance (EnEV) standard (as of Nov. 2013), the most modern sanitary and heating technology from Oventrop moved into the property.

The dwellings were built during the first construction phase and are located in the direction of Berner Straße. The units are designed to meet different needs - wheter generational living, living and working, granny flats or guest areas. The focus was on flexibility in occupancy over the entire utilisation cycle. The commercial complex located at Winterthur Straße was built during the second construction phase. On the ground floor, areas from 50 m² for the retail trade up to 2000 m² for full-range retailers were planned. Space has been created for medical practices on two upper floors. Here, too, the spaces can be flexibly devided and allow for various sizes.

Future-proof heat supply

The heat supply in the first construction phase is provided by a district heating system and in the second phase by a heat pump system that draws its energy from a deep borehole. This will provide heating water flow temperatures of 55 °C potable hot water temperatures of 50 °C for the users in the second constrution phase. In order to supply the dwellings and commercial units with energy, Oventrop Regudis W-HTF dwelling stations have been used in each unit in the first construction phase and Regudis W-HTE stations in the second construction phase. The Regudis W-HTE is an electronically controlled heat transfer station. It is Germany's first dwelling stations with a Sealix protective layer which significantly reduces corrosion, calcification and fouling in the system. On the supply side, the heating supply, heating return and cold potable water converge in the stations and are distributed from there to the dwelling/commercial space.

Hot water preparation is also carried out via the dwelling station. Since this takes place according to a continous flow principle by means of a heat exchanger, a legionella problem caused by stagnant water is counteracted. The electronic actuator with integrated potable water temperature control allows an exact adjustment to the degree and thus ensures constant temperatures in the hot water system.

Modern comfort through underfloor heating

Within the building complex, underfloor heating takes over the provision of a comfortable climate. In addition to an insulation layer complying with the German Energy Saving Ordinance (EnEV), approximately 31,000 of Copex PE-Xc plastic pipe was laid. The pipe, which has an oxygen barrier, ensures that the floor is heated evenly, so that users can enjoy a special level of comfort. To make sure that this is constant, Oventrop Unibox E BV controllers keep the temperature in the individual rooms constant. Residents can choose individually a room temperature of 7 to 28 °C. The box itself is hardly noticeable: The thermostatic valve is located in a wall mounting box. Only part of the thermostatic head and a white cover are visible. This way, the interior design is not disturbed and the visual appearance is preserved.

In the second construction phase, the dwellings were equipped with an outside temperature controlled controller. The Oventrop Regtronic RH heating circuit controllers ensure a flexible living climate. This allows the user to run two separate weekly programmes to define setback periods. It is also possible to set a holiday mode for permanently setting back the temperatures over several days.
